Hi Romain, interesting sounding book. Seems like there are some overlaps between the thesis and some of the work Peter Hacker and Maxwell Bennett -- are you aware of their work? I know Hacker has made this same argument:

Any polling on what they want? I have boomer aunts and uncles and their downsizing dreams are basically ground level SFH with 3 bedrooms. Not economically viable in many cities to build. They won’t touch condos or multiplexes.

There’s not one cause and clearly immigration did impact rental prices causing them to go higher. But the housing crisis existed before all that happened. The developer angle doesn’t hold up — go look at Edmonton and Winnipeg, much more affordable housing but still built by developers and investors.

I agree, but that doesn’t mean immigration doesn’t have an effect on rental costs. Hence following Moffat and the Missing Middle, you should know this stuff if you follow his work at all.

Many if not most of those units weren’t SFHs either, but small single bedroom condos.
