I found out that L&Q has *never* serviced their hot water cylinder or mechanical extract ventilation system.

Also I *suspect* the Council negotiated public amenities in their section 106 agreement and leaseholders - including shared owners - now have to pay for maintenance in perpetuity.

We too have estate charges for a communal garden & a road. It's half of our service charge.
