Yeah townhouse seems to be exclusively used here to refer to rowhouses (attached but not vertically subdivided). Flat/unit is probably ADU or a subdivided larger house. "Apartments" tend to be larger buildings / vertically subdivided. But I don't know of any rigid definitions.

I was offered the option of sedation for my gastroscopy (in New Zealand). Didn't take it because the < 5 min of discomfort was better than being out of action for most of the day. Still had to have a ride home organised in case I needed sedation.

I recall @alonlevy.bsky.social saying that generally the state is best placed to assume unknown risk for earthworks etc (implying DB is better for this?), whereas DBB is better for standardised processes like tunnel fit out etc - but I may have that wrong!
