I'd say it's the gentrification, overexpansion of tourism, rampant off-lead dogs and unfavourable land management practices that are having a more immediate impact. The tranquility of many spaces up here is a stark contrast!

I don't think it makes a difference for the pipit but it's more likely to be on the interior saltmarsh and strand line at high tide; access-wise I'd say low tide marginally better as sand at the shoreline is much firmer

Probably fairly easy if it's in the same areas as today (the tideline on the west side of the point, and the saltmarsh in the NE corner of Wide Open). I did the 2.5 mile walk in 40 minutes and while it's very flat the first half mile is an icy road and most of the rest is sand!
