Commercial mortgages and any adjustable rate mortgages tied to prime (mostly HELOCs) saw an immediate improvement in rate - So the media isn’t “wrong,” per se.
Rates for conforming and government mortgage loan programs are based on the daily trading of mortgage bonds (MBSs) - Not the Fed rate.
