Is there a hedonic pricing model for commercial real estate that very obviously used to be a Pizza Hut? I'll guess such buildings have to be sold/rented at a discount. If future tenants have to turn their businesses into Zombie Pizza Huts, that feels like bad karma to me.

Playing with election data. This 0.70 correlation between per capita state income and Trump 2024 vote was even stronger than I thought it would be.

(Caveat: Varying within-state trends are also relevant.)

Slight counter-argument: My father was "small" for most of his childhood (including smaller than his older brother, twin sister and younger sister). He finally had a growth spurt in Grade 12, and after a lifetime of struggling to compete, he ended up as the starting quarterback for the U of Calgary.
