Myth: “There will be no large events or late-night noise.”
Fact: Hotels are inherently event-driven and bring added noise, lighting, and disturbances. Without enforceable guarantees, neighbors have no reason to trust claims that these impacts won’t occur.

Fact: Even at 72 rooms, the hotel is still 5× larger than zoning allows and 4× larger than the original structure, with inadequate parking, noise, lights, and traffic impacts.

Don’t be fooled by the phrase “scaled back.” The outline in red tells the real story.
Capstone Property Group’s so-called “smaller plan” for the President’s House actually paves nearly the entire property, overwhelming the historic property and neighborhood.

The developers claim it’s “scaled back,” but the numbers tell a different story.
➡️ The revised President’s House plan includes 120% MORE hardscaped surface than the original. More pavement means more flooding, more heat, and more runoff and less history preserved.
