So what we tend to anchor on is that prices continue increasing, even when there is a lot of building nearby. This is one of Peter's other important points: even a lot of *local* building won't have a big impact *local* rents. He puts it better than I can so I'll leave you with his explanation 15/n

Peter says filtering can work either up or down. We made a similar point in 'Building more homes where people want to live'. If supply is unresponsive, older buildings can become occupied by the well off due to overall scarcity. 2/n

The Gold Coast has a lot to recommend it. But it would be vastly improved if pedestrians were given even 10% the consideration of motorists.
