Rats may not be a significant problem if you don't live in a port city or near a body of water. Also, if you have mild winters, the rats may not be motivated to come inside.We had a rat problem indoors and clearing foliage away from the house was one of the things the exterminator suggested.

They're broadia laxa(not sure of spelling.) The variety I have is 'Queen Fabiola'.

Mushrooms are not a bad sign. They're the fruiting bodies of the mycelium network of roots that's actually beneficial to plants. You might want to expose the compost to air to dry out before use.

Bright indirect light ( not in the sun) and water it like an African violet (sparingly.) I usually kill mine with overwatering.
