Also banks will charge a higher interest rate for the 50 yr over the 30 just as they charge higher for a 30 over a 15 yr mortgage. Then there's the effect on home prices which will increase to reflect an incremental increase in demand.

Changing from a 30 to 50 year fixed interest loan at 6% (for example) lowers your monthly mortgage payment by around 12% but increases your total payout by 1.5. This isn't a solution to housing affordability
