The only way I was able to find this community of 50+ homes was via FB post

The number rings to a voicemail with no message saying Thx for calling XYZ community so I hung up-surely I called the wrong number.

Real estate seems to be a very slow moving dinosaur when it comes to evolving and progress.

We are seeing I suspect just the beginning of the challenges in real estate for properties that are not built for today's challenges.

Build To Rent as a product is going to be more desirable in the coming years

Biggest reason that I think real estate investors are sleeping on is maintenance. Modern homeowner will happily outsource home maintenance. Hiring trades is going to be an increasingly difficult in the coming decades.

In a few years, could be an undersupply of new housing if more prefer to be renters or stay renters longer due to lack of affordability in purchases

A lot have zero taste. Every day someone posts a photo of their remodel and they are so proud of it but they have no idea what people will say about it

If you're not familiar with downtown San Diego, further east you go downtown, conditions worsen with crime, blight, homelessness

I have noted this in several major master planned community development market studies we've worked on recently

Especially where there is NOT a lot of MF & vacancy is super low

Where they might normally build retail or MF in later stages of a 10 year development, they may want to build it sooner

Damn quite a sale

6 unit MF property at 621-639 Westbourne St., La Jolla, sold for $6.1 million in October to La Jolla Pass.

Sold by a private individual, 5 separate buildings on a 0.46 acre lot. Private investor bought the property for its land value & considering a full renovation or demolition.

There are neighborhoods where 9 or 10 properties I see have significant cracks, settlement, drainage issues- even months after it hasn't rained

People still buy them

Foundation fixes are usually bandaids -sometimes multiple inadequate fixes
