It has filled in from then.

Correct. Some changes were made but building a for sale product is a guaranteed lawsuit in many states including NJ and why it has really fallen to the nationals in many cases. That liability chases away banks and makes financing for sale very difficult.

Correct

Also sprinklers and fire rated materials.

This is devastating news. I am so sad to hear this. May his memory be a blessing.

FB is an incessant stream of worthless advertising and it is impossible to correct the algorithm. I only go on every few days (I think I lead the state in belated birthday wishes).

I’m still waiting for “Real Estate Developer Appreciation Night” LOL. That July-August stretch of home matches is key. Need to run up the score.

Cannot wait to read it!

Not hack jobs… real nonsense.
December 6, 2024 at 3:44 PM
That’s correct. NJ changed the law a bit which kept the nationals here… they were all going to leave the state. That’s not hyperbole.
December 6, 2024 at 3:43 PM
That’s totally different. The HOA failed to do structural inspections and the building was falling apart. Starting lawsuits over minor punch list stuff is just counterproductive.
December 6, 2024 at 3:42 PM
Going back and forth. I still like X but I try and have as many perspectives as possible and some folks are moving here.

Any construction issue is considered a defect no matter how minor.
December 6, 2024 at 1:27 PM
Yes! Fair LOL.

You think Moting is the Burke replacement, or he starts?
December 6, 2024 at 3:40 AM
These are the main reasons you do not see many condo projects in California or NJ.
December 6, 2024 at 3:35 AM
…is litigation! The law in both states guarantees litigation against the developer. HOA’s sue without fail, and there’s a cottage industry of plaintiffs lawyers who do nothing but this. Hence, insurance costs are astronomical and you have to be one of the big nationals to do anything of size.
