This lack of guardrails allows for development to be built in areas where it shouldn’t be. This undermines NFIP's long-term fiscal sustainability. Why do Realtors care about this? Because we are looking out for the consumers. The NFIP is struggling financially to stay afloat. Pun intended.

So what happens is the NFIP will cover the property. This is about the bigger picture. This allows privatizing profit for developers, while forcing community-wide risk of losses on homeowners (especially those in lower-risk zones) & on taxpayers.

Public pensions, for example are invested in hedge funds and say a hedge funds purchases a real estate development/neighborhood full of rented out homes. If there is an economic downturn, people losing jobs, that means those hedge funds will lose income, as well as those pensions. Too risky.
