3 years is still a very short span of time for a property’s value to double, but as the article mentions, the market has been incredibly hot on the South and West Sides since Covid. IHS’ SFH index has seen a 97% increase in Englewood/Grand Crossing, for ex. housingstudies.org/releases/coo...

Pilsen rooftops

That lane looks like it's still marked as "protected" on the map, has anything changed since the Streetsblog article was published in February 2024 or is the map just wrong?

Note that this is not quite The One Map™ since the West Side actually has decent coverage for greenways and protected lanes outside of a bald spot around West Humboldt. The South Side is uniquely lacking safe bike infra in a way that doesn't neatly align with the usual trends of disinvestment

You can tell a lot about municipal priorities in Chicago and Montreal by comparing the two cities’ “Green Alley” programs. Chicago’s program funds better types of concrete pavement (left), while a program with the same name funds people-first green spaces in Montreal (right)

Is there a name for this particular style of small multifamily building that seems to be common across Cincinnati’s west side?
A symmetrical, squat, yellow-brick two flat with two stories and what appears to be two units on either side. The building is set back from the street by a sloping, grassy lawn, in a midcentury American suburban style. Power lines hang over the street. Another symmetrical, squat, two-story duplex set off the street by a suburban lawn. This one features prominent ornamentation on a front piece that protrudes from the otherwise rectangular building. A third example of the form, with the same shape but mixing yellow and red bricks. There is a prominent tree in the front yard. Two of the duplexes, shown side by side from a 3/4 angle.

The CCAO uses the “allocation” approach for residential parcels, meaning the office sets fixed $/sqft land rates for areas then apportions land/building value based on the total predicted value

A second approach to valuing land when there is few land sales is the allocation approach, which attributes, or allocates, a percentage of total improved parcel value to land. This approach also seems to rest upon the substitution principle of value. The land percentage is derived from market evidence and applied to individual parcels. The approach implicitly says that if land typically accounts for 25 percent of total value, for example, then 25 percent is the likely land share of value for a given property. If you can get other properties providing a given level of utility for which land is 25 percent of value, why put more than that into land?
