I think the longer version of this article would have been better.
Savills have done some good analysis of social v market rents which shows a big gap pretty much everywhere.
If rents don't deliver a surplus over costs then it calls into question the whole HA model. What's the alternative?

The model doesn't work as well as it used to but on average HAs are still profitable. Underlying social housing business produces average margin of 21.4%⬇️. Most of those costs are one-offs. Would all be taken into account in the price a for profit would be willing to pay.

The numbers are broadly right. If you sold all HA homes and paid off all debt HAs would be left with about £100bn. Although they couldn't then reinvest it into their homes as there would be none left. Guess idea would be to use it to build more affordable homes?

Great to be front row for Angela Rayner's first speech to #ukhousing sector at Social Housing conference. It was an incredibly positive and passionate speech clearly expressing her desire to work in partnership with housing associations.

This is the best I've tried. It's actually 46% but you only use a drop so makes a 0.5% G&T and you get most of the flavour.
