This is either bad faith or ignorance. Rent stabilization in NYC occurs in buildings with 6+ units older than 1974 barring weird tax exemptions. Your mom & pop LL have 1-2 units above/below them they rent out. They are market rate and are not part of the conversation IRT rent freeze.

This is smoke and mirrors. Rent freeze can only effect rent controlled/stabilized units which is vastly controlled by corporate/private equity. Mom/pop landlords do not own 6+ unit buildings that are largely affected by this and if they do own properties that large they are *not* middle class.

One thing he can act on day one and has precedent. Another requires working with multiple orgs in the city and state. Something can be started while working on the other.

It can be 90% as good as HK and live up to it. The game was that good. Small dev team passion projects are gonna take years and people should accept that.
