Found unusual water damage underneath a shower during crawlspace inspection today: Stalactites!! 😳
Cause identified:
The shower has a lead pan. The water damage corrodes the lead, and the lead mineral crystallizes underneath.
Lead was confirmed in the pan and stalactite!

Turns out we “beat” the mold dog, again! Two clients flew the dog in from Texas, because they thought we hadn’t found everything.
We learned today that the dog missed two major mold patches that we had already pointed out to the homeowners, and found nothing new… Bet that wasn’t cheap… 🤷🏻‍♀️
