I recall reading that part of the crisis is caused by an estimated 60k+ vacant rent stabilized apartments that landlords refuse to bring to market in the hopes that it will be easier to deregulate at some point. Maybe that should be a focus because it can yeild immediate results.

I've done something similar several times before, so I feel your pain. I've left my phone in the basement and climbed up to the second floor before the the sound quality was impacted while listening to podcasts.

This is something we need work on. Let's not let perfect be the enemy of good.
