Thanks for a really thought-provoking idea! The local club my wife and I visit has been around since the 30's but is only really "open" when it's not cold. They have great hiking, a nice pool, and a clubhouse, but that's about it. Other than cabins and camping accommodations, of course. We love it!

Looking forward to listening to this as I'm far, very far from being an expert on economics.
