What do you think a private landlord is if not a property owner who makes that property available to let?

There will still be local selective licencing, but at least it should vastly easier to make landlords aware of this once the database exists.

Obviously the landlords will still need to register with the database but a mandatory national requirement should be substantially easier for people to get their heads around than pockets of selective licencing

Yep! There's so much the database could do but just having a list of all the rented properties in the area, who the landlords are and how to get in touch with them is pretty huge in and of itself

Also it seems from recent events that the press is generally running more effective property regulation enforcement operations than local authorities (at least when those properties are owned by prominent members of parliament)

I've read the first two books and couldn't tell you a single thing about the central "whodunnit" plots of either, it feels largely incidental

I don't know how they fluffed this so badly given so clearly writes like someone with a TV background, the adaptation should have written itself (I know he wasn't involved in the film, which is probably part of the problem)

They’re advisory signs, I take them as a warning there may be hazards that necessitate getting off the bike. Obviously I’d get off if an area was packed with pedestrians but I’d do that anyway, sign or no sign

I'm assuming the crowds must be further up as it's quiet on those photos? If it were me I'd gently cruise along on my bike and get off where it gets busier, I wouldn't jump off at the exact point of the sign.

What's the reason for the dismount sign? Is it an area cyclists can normally use? I'll be honest I use my discretion when I see a dismount sign, depends on context!

Yes it's currently more like half of older renting households who receive HB, would be surprised if this fell dramatically.

I wonder whether people haven't read the question properly - on a skim read you could easily jump to "top three things you believe the government spends too much money on". Think common mistake in polling is assuming ppl treat Qs like an exam rather than something they are giving half attention to.
