Not a game changer. It’s a stupid idea. We currently have 40 year mortgages and no one takes them. Extending the term another 10 is ridiculous. I’ve been in the mtg industry for 38 years and can tell you this is a fact.

That’s why no one has taken a 40 year mortgage. While amortizing the loan over 50 lowers the pymt, a borrower still has TONS of fees to pay including loan level adjustments based on credit profile. This is a terrible idea geared to garner headlines & chng the fact they got their ass whipped Tues.

Been in the mortgage business for 38 years. FNMA and FHLMC introduced 40 year term years ago. Never did one. No one does them. This is a lame excuse for headlines by Pulte.
