I understand where you are coming from, I just don’t agree with much of what you are stating. BTW, your map is not accurate. Your red is Mixed Use. Apartment neighbourhoods is orange on my pic/map.

No Alex. That’s your interpretation of what I wish. I simply believe that there is a benefit to preserving the beautiful historical buildings in the Annex. The city encourages densification in areas zoned mixed use. I agree with that.

In the areas zoned for apartments or mixed use. Similar to everywhere else in the city.

The beautiful historic red brick homes littered throughout the area need protection. I imagine designating a heritage district should help.

What apartments will it stop? You are well informed enough to know that thousands of units have already been approved and would be grandfathered against restrictions from a heritage designation.

Heritage will make it harder, but new housing and increased density will still continue. It will slow things down; not stop them. That’s the objective. Slow down and check before you destroy a little irreplaceable history.

Not doubting you (no data source citations), but what’s with all the kids at the base of the DVP & Downsview Airport. Also, sounds like you are advocating against the existence of single family homes? Are they only reasonable for people that have kids? No kids = no single family home?

What’s with the all bs about singling out the annex. Looking at the map, it shows substantially more red to the west and south of the annex than inside its boundaries.

I think it’s a trade off. If you acknowledge that there is value to restoring these historic old homes, then gentrification is inevitable given that the economics. I think by ploughing them over in the name of intensification we would be doing a disservice to our heritage. Once gone, it is forever.

Hilariously written, but sadly accurate. You have hit another home run.

What’s wrong with dedicated bus lane during rush hour, and allow parking during off peak hours?

I love visiting the rural countryside and seeing all the beautiful farms dotting the landscape. I would hate to see the large scale mega farms replace our heritage. If it means paying more for milk & dairy I’m good. My only concern is that local farmers can’t sell their “premium” dairy direct.

Alex, while there may have only been a small number of activists, there were/are many residents who support this. The councillor sought and received community input. A small amount of due diligence could confirm this.

Jason, how will your posts differ from City Planning?
June 11, 2025 at 3:01 AM
Surprised that you sat down with him, but even more surprised you felt it was worth writing about. You didn’t seem to gain any insights at all.

Thanks Graeme, but where does the NIMBY come from? Are you aware of a resident organization or a lobbying entity pushing for this?
May 27, 2025 at 3:07 AM
Step 1. I don’t get why that would make a difference? Step 2. Yes, but shocking that it doesn’t already exist.

Btw, was walking through Ramsden last week at about 9:30/10pm. Was an absolute oasis of solitude and greenery in the city.
May 27, 2025 at 3:03 AM
Not perfect, but infinitely better compared to the other joint.
May 27, 2025 at 2:51 AM
Tired of the endless NIMBY accusations as the route of all evil. Sounds to me like city planning is just against having people renting out windowless closets in multiplex apartments.

I think the Capitol is one of the best developments along Yonge. The historical facade will make a great streetscape and the angular plane will reduce the canyon effect on Yonge. Go a few blocks south (just south of Eglinton). Surely you cannot tell me the result is better there.

Is this 26% stat real? Over what period if time? Has housing stock increased by similar percentage?
April 23, 2025 at 9:36 PM
Agreed. Remarkable. Kudos to the NY Times for bringing this to light.

Alex, no need to accuse and insult. I used the info provided by the CBC (which inferred the city and not the region). My bad, but regardless, I still believe shadowing is a worthy criteria when considering the impacts of tall buildings.

The numbers I provided are shown in the study you provided under GTHA.
