mortgages are sold to entities like Fannie Mae and Freddie Mac, then bundled and sold as mortgage backed securities (MBS). Buyers of 50-yr loans may want additional assurance of ability to pay over 50 yrs, which may make it harder to get a loan. On balance, I don't this is a silver bullet.

I don't immediately dismiss this as a bad idea cuz many people don't stay in their homes for term of the loan; they upsize when starting family for example. But, interest rates will be higher than 30 yr. And they won't build much equity so it's more or less like renting.
