Agree, but it's one of many baby steps and it's done a ton for mountain lion awareness in the Woodside area.

Fair. In the city I cover the threat of builders remedy has prompted major upzoning, even if actual BR projects remain in legal limbo. Market rate projects that would have fizzled a few years ago are now being approved with little fuss, thanks in no small part to the bills YIMBY has championed.

Respectfully disagree. Recent bills like SB9 (lost splits), SB 330 (streamlined approvals) and AB 2097 (no parking requirements near transit) have all made market-rate housing easier to develop. Many builder's remedy projects are also largely market-rate, with a small BMR component.

Not realistic, but I thought it had all the ingredients of a classic Christmas movie: unexpected heartbreak, family bonding and lots of reminders that traveling sucks.
