As I was bored this morning I've scaled some land based on current stadium.
As you can see St James 426k ft²
Bondibot is roughly 596k ft²
Castle Leazes, turn stadium design 90degrees land from Leazes park wood could get 648k ft².
Cheeky Hunters Moor look with no Leazes land grab 748k ft²

Here's my idea, the club should speak to the company currently taking down the old student accommodation north of Castle Leazes, offer them St James land with council and freeman approval, look at the area size difference and won't touch Leazes Park
