Logically, resi values won’t stack unless there is some big grant/subsidies to improve viability (and already so much more supply in Leeds. Land value will probably be negative. Retail will be challenging, so I would guess some sort of F&B/leisure offering, also a hotel to facilitate conferences etc

Yeah agree they needed to do it, just think Tanaka needs a rest. Should have rested Solomon or James and played Ramazani, he deserves a run at this point and we need to flex the squad! Just feels so dogmatic at all times and we’re now getting caught out.

Buck stops at the top. Failed to strengthen last season when they should. Failed again this season. Some very tired legs yesterday. Tanaka substitution weakened us significantly, he looks absolutely shot at the moment and needs a rest.
