And they will, and if it was less profitable, the price of owning would be lower. It is high because they can make money with it, and when it is too close they cry about it, but they will still buy buildings over the value cause they can still make more.

Yes and no, even if a lot is not working well, the renters got rights, there is a tribunal related to that, and the landlord can't refuse a sublease without good reason. He will get rekt in court if he does (but in a few years probably unfortunately)
