In parts of the Sunshine State, mobile home evictions are far more common.

Around Jacksonville and Gainesville, filing rates for mobile homes are as high as those for traditional renters.

For example, in March 2025 filings in Columbus, OH were: 

* 19% above pre-pandemic average

* But only 9% above the new 2023–24 baseline

That’s because filings in 2023-2024 were higher than before the pandemic, reflecting a new scenario in terms of housing instability.

12.3% of kids whose parents were filed against for eviction finished the current academic year in a different school than they started in. This is almost three times higher than students not facing eviction.

Of the 23 programs in our study, 15 established limitations for who could receive the benefit. The most common of them was income level, but some also only helped people with children or families in public housing.

Evictions also disproportionately target specific renters. As our previous work has shown, Black renters, households with children, and women remain the main targets of eviction cases.

As we have seen in previous research, most landlords rarely evict; filings are actually concentrated in just a few buildings. In cities like Las Vegas, Charleston, and Albuquerque just 100 buildings are responsible for more than a third of all evictions.

In the cities we have data for, there were almost 8 eviction filings for every 100 renter households during 2024. But eviction trends varied a lot when analyzing the data city to city and state to state.

The days when rent assistance and the COVID-19 moratoria kept evictions low are long gone. Last year, eviction filing activity saw a small drop compared to 2023, but in most of the locations we track, the numbers were as high or higher than in pre-pandemic years.

While all boroughs have seen decreases in their total evictions and eviction rates, New York’s affordable housing crisis is far from over. In The Bronx, the eviction rate remains high and there are hundreds of thousands of people in shelters across the city.

In cities like Phoenix, Las Vegas, Minneapolis, and Houston, evictions are now higher than before the pandemic. But in New York City filings remain under the pre-COVID averages.
 
The reason seems to lie in long-term policies.
