all in all, this would increase available housing, solve homelessness, provide incentive for lowering rent, and give renters the advantage.

(4/5) the state funded housing would be capped at 50% monthly minimum wage, meaning anyone working a minimum wage paying job could afford housed.

again, landlords would have to lower their rent or pay the tax.

(3/?) part 2 is collecting the tax from landlords who choose not to house anyone and using the money to house homeless people.

additional revenue would be used to pay for state funded houses with capped rent. landlords would have to lower their rent to compete with this or risk being taxed.

this forces landlords to put their units on the market and gives renters the advantage. landlords will have to lower the rent if renters think it's too high, or they risk losing money from fines.

(1/?) too many perfectly good rentals are bought up and taken off the market. this creates a housing shortage and forces people to pay inflated rent for the few units available.

my plan is two fold: step one is taxing landlords for vacant apartments. if no one is living there, they pay up.
