I don't think small SFH starter houses are financially viable in most urban areas. Stacked flats, duplexes, townhouses etc. maybe.

Lived in a 1000 sq ft 3/1 until my kids were middle school aged. (This is the recent past, not the 70s). It was the average size house when it was built in 1949.

They tried to make it a senior housing complex a few years (the house that just sold next door was part of the package). Didn’t know how far they got but i don’t think it got much traction with the county.

No, it's only a charge if you do a one-time payment on PG&E's website. If you used Bill Pay through your bank (a 'push' not a 'pull' payment) there's no charge.

You either set up autopay on PG&E's website or you pay through your bank's bill pay for free.

Kanazawa is a nice alternative to Kyoto that wasn’t choked with foreign tourists when I was there. No, it’s not on the level of Kyoto but it has lots of charms (and a fab Samurai home to tour).
