We had a 10% rate, only because we got into a pool of folks and got lucky/ selected which brought our 30 yr down from 12%.

There is no reason for a compromise that may possibly come back to haunt us a year from now. We need forward thinking, Brave(!) leaders who can hold the line. There is to much at stake to make a mistake!
