I prefer incentives/disincentives over forcing; we could lower taxes on primary residences and increase taxes on rentals/nonprimary 🤷 some places do this already but I’d argue for more

Correct my bad, so seems that vacancy rates can reach 45% but definitely get over 22% which is still insane.

It’s really bad in tourist towns, airbnbs and 2-3rd homes have completely priced out locals in many places in Colorado. Telluride is a great example where majority of homes sit empty while most local folks are pushed into cheaper towns 1+hrs away

Thanks for the clarification. 10% is still high and there’s a ton of unoccupied homes, especially out in the west. Look at Zillow, tons of homes for sale but price is the problem for most folks. Newly built homes will cost more in most cases. We need to change houses from investments to residences

With occupancy rates below 50% in most areas, it’s AirBnBs and peoples 2nd-3rd homes that are the problem not lack of inventory in most cases. Making the primary use of homes to be lived in rather than investments would help a lot.
