Genuinely an absolute disaster. We're going to feel it in prices in the next few years. We need to allow a lot more building in the comp plan and reduce cost/delays from zoning/permitting to counteract the interest rate environment.

Sometimes when people hear "legalize apartments", they think of towering structures. But the sixplex in this article (first pic) would look right at home in some of DC's wealthier neighborhoods (others)

Yesterday, a few volunteers helped a new YIMBY ANC get her wings (collect enough signatures to get on the ballot). Looking forward to getting Isabel Cholbi elected in 5D01!

The law says everything within a half mile of major transit stops can be at least 5 stories. Can't emphasize what a game changer this would be for DC, where even 4 units is illegal in most of the city.

The Zoning Commission is considering upzoning Cleveland Park, Woodley Park, Friendship Heights, & Tenleytown. These changes will finally legalize homes in some of DC's most exclusionary neighborhoods!

Turns out, very few units (1.6%) were vacant for that long. The ones that were tended to be in older, smaller buildings. In general these tend to be owned by smaller landlords.

Berkeley tried to institute vacancy control to force landlords to put more housing on the market. All it did was make small landlords and tenants worse off. 🧵

Alley homes are a part of DC's history! Many were built in the 1800s to house DC's surging working class population. In1897, alleys housed >17k people, mostly black. By the 1930s, many had been demolished as part of "beautification" projects.

The thing is if you actually look at what the Blackstones of the world say, they looooove when cities don't build housing. It means less supply and higher rents for them. If you want to bankrupt Blackstone you need to build more housing.

Specifically, we think they should make 3 changes:
1. Allow parking flexibility for alley homes. Many alley lots are so small that parking eats most of it and means nothing can be built. Homebuilders should have flexibility to determine parking based on their specific needs.

It's not just individual neighborhoods that are better off - the entire city is more vibrant and affordable because of more housing!

NIMBYs want to reap all the benefits of more people without welcoming anyone into their own neighborhoods.

DC has a robust market of housing providers. This DC Policy Center report looks most closely at the rent-controlled market, and it's clear there's a lot of competition. Anyone living here knows how many large providers there are.

We need to build more homes.
