Good letter in the FT from the other day (though I would argue that someone who inherits a property with an assured shorthold tenant in it and, rightly, doesn't evict them just because they can, also counts as an accidental landlord)

At a climate event at #Lab25 - @generationrent.bsky.social CEO @bentwomeyuk.bsky.social asks what can be done to encourage renters to apply for grants they're eligible for, without seeing energy savings cancelled out by a rent rise or even being evicted to sell the property. Luke Murphy MP responds

@resi-analyst.bsky.social hi Neal, this image has been doing the rounds on X, and led me to read your deep dive on the new home premium from a few years ago. I was wondering if you knew - did H2B have an impact on the size of the premium? Can't quite tell from the chart...

I can't tell whether Danny Pinder at the British Property Federation wants to remove barriers to the delivery of affordable housing, or views the affordable housing component as a barrier to the delivery of build-to-rent schemes

Another way HENRY is getting stuffed: not only can't he use a Lifetime ISA to buy a home worth more than £450k (without a penalty), the first time buyer stamp duty relief is removed for homes worth more than £500k.
£500k - £10,000 stamp duty
£501k - £15,050 stamp duty

This "Trusted for 200 years" claim is making me wonder whose trust Flahavans had between the years of 1845 and 1852

There was a time when this trend - which indicates more renters becoming home owners - would be celebrated. Hard to take Savills seriously when they fail to acknowledge that more home owners means fewer renters, all else being equal. The real problem is not building at the same pace as population

One thing that I find always gets missed from analysis of affordable/social housing investment is the share that is contributed from the private sector via s106 etc. @resi-analyst.bsky.social has heroically produced the companion chart to the one in the previous post 🫡

The interest-only product in George's story is pitched as helping the non-rich - but if mortgages are facilitated by mum and dad's buy-to-let portfolio that still sounds like a recipe for entrenched wealth inequality to me

Really interesting analysis from the Economist about manufacturing jobs/what replaces them, and I wonder how this would stack up in the UK.
Though I don't think the 1990s were exactly the peak manufacturing jobs era.

Lot of good summaries of how the affordable homes programme compares with the past (eg RF's), but will be really interesting to see what it does to this chart (from @resi-analyst.bsky.social) bsky.app/profile/resf...
