Buy ugly houses.
Make them pretty.

Everyone is scared to buy property right now.
That’s your sign that you should be buying property right now.

Me and my wife bought three rentals this year and in conversation my neighbor asked if I sleep well at night with all these extra mortgages 😂

Meanwhile, they are driving a financed £400 a month car, renting and desperately waiting until payday because they have £56.83 in their bank account..

Isn’t it interesting that it takes 6 months to fill a hole in the road but they can find the time and money to put ULEZ cameras back up the same day…

It was never about your safety..

What’s the weirdest thing you’ve seen at a viewing?

Got sent this by our viewing team. A carpeted bathroom!

How is that a good idea?

What’s the weirdest thing you’ve seen? 👀

Life’s too short to spend 40+ hours a week on something unfulfilling.

For me, property investment was my escape from a 9-to-5 I wasn’t happy in.

Now, I earn reliable income and have freedom with just 5 hours of work a month.

Change starts with one decision. Take charge.

7 high-ROI upgrades:

1. Loft conversion (108%)
2. Extension (71%)
3. Conservatory (69%)
4. New roof (61%)
5. Carpets (49%)
6. Bathroom (47%)
7. Kitchen (46%)

but if you're looking to buy a property, make sure first and foremost it's in a good area for capital growth.

6 things I do after buying an investment property:

1️⃣ Change locks—stay safe.
2️⃣Notify council for tax exemption.
3️⃣Record meter readings.
4️⃣ Get insurance sorted.
5️⃣ Fix defects (damp, gutters).
6️⃣Hire a property manager.

Bought this house for £85k a year ago, now making £586/month.

By 2028, it’ll be worth £115k.

I bought it, handed it over to a management company, and waited.

It’s on Airbnb & Booking.com as Serviced Accommodation.

Property = passive income!

5 ways I reduce (or avoid) stamp duty:

1️⃣ Buy uninhabitable properties.

2️⃣ Purchase the company, not the property.

3️⃣ Stay under the £40k threshold.

4️⃣ Go for probate properties (T&Cs apply).

5️⃣ Opt for mixed-use or commercial (T&Cs apply).

In 2018, I bought a property for £100k.

In 2 years, it grew by £35k.

I refinanced tax-free as debt.

Earning £19k net as a trainee, I nearly matched my wage in 1 year.

This was my defining moment.

How to get 5 houses in 10 years!

Great investment model leveraging your residential mortgage. I’ve done this before and it works. Are you investing in 2025?

Think working 9-5 and living for the weekend is life?

You’re surviving, not thriving.

You’re trading time—your most valuable asset—for someone else’s dream.

Leverage is the way out. Invest in assets that pay you income, build equity, and create freedom.

Don’t get a second job in 2025.

Use home equity to finance a small loan.

With £50k, buy an Airbnb. After a £160 repayment, earn £400–£800 monthly + 5% annual property growth.

Refinance later, grow your portfolio, and keep your evenings & weekends free.

Your first £1k: hard work.

Your first £10k: working smart.

Your first £1M: leveraging a team to work smarter & harder than you.

That’s the game-changer. Let us handle the work—focus on the income.

Imagine where you’ll be in 10 years.

Avoid these when buying a property:

1️⃣ Next to boarded-up buildings

2️⃣Next to chip shops/smelly units

3️⃣Beside train lines/commercial units

Otherwise you may get a down valuation!

20 years ago, I was in foster care, lost and alone, hanging with the wrong crowd. Changing my environment changed my life:

✅ Worked on my grades

✅ Got an apprenticeship

✅ Graduated as an Architect

✅ Built a £1.5M property biz

It all starts with your surroundings.

A job isn’t secure if you’re replaceable in a week.
A 1-3% raise doesn’t match 6% inflation.
Two weeks off isn’t rest for 50 weeks of grind.
9-5 serves others, not us.

You’ve got potential and opportunities.
If you can work 8 hours for them, why not 2 for your dreams?
December 13, 2024 at 8:04 AM
A “secure” job can fire you anytime.

A 1-3% raise loses to 6% inflation.

2 weeks off isn’t enough for 50 weeks of grind.

9-5 serves their goals, not yours.

You’ve got potential and endless opportunities now.

If you can work 8hrs for them, you can work 2hrs for yourself.

You can work a 9-5 and still build a business.

Not everyone can go all in, and that’s okay.

Property is a great way to build assets that pay you, grow in value, and free up your time (if leveraged right).

Use your 9-5 to save, invest, and let us handle the rest.

Here’s how I got paid to live in my own home:

I bought a 3-bed house and moved in 2 friends.

Through the rent-a-room scheme, I earned £7,500 tax-free.

With a £3,800 mortgage, I cleared £3,700 annually.

This, plus smart moves, helped me save for my first buy-to-let.

The average lifespan is 76, not 100.

Work hard, make money, but invest to gain your time back.
Travel, love, and enjoy life—middle age is 38, not 50!

Life’s about who you spend it with. Balance, invest, and reclaim your time—it’s shorter than we think!
December 9, 2024 at 8:05 AM
I’m in my mid-30s, and here’s what I’d tell my 20-year-old self:

⚪ Learn to sell

⚪ Hang with successful people

⚪ Understand taxes

⚪ Start property early

⚪ Invest in passive income

⚪ Use debt wisely

At 26 I was broke, then 6 years later I had enough passive income to retire

This was the dream:
- Uni degree
- Corporate job
- Mercedes on the drive

Now it’s:
- Time freedom
- Location freedom
- Financial freedom

I realised the 9-5 grind and material things didn’t feed my soul. Property investment changed my life.

If you earn it, spend it, save it, invest it, or sell it—they tax it.

If you live in it, drive it, drink it, smoke it, or even give it away—they tax it.

When you die, they tax it.

Then, they waste it.

Stop letting your money be drained.

Invest in assets and make 2025 your year.
