There was a ~12 point swing from 2012 to 2024 in NY. Why wouldn't we assume some of those folks would come back in this example?

Home prices dropped significantly during the great recession because many people took mortgages they couldn't afford (banks loosened lending standards in 2000s). People tried to sell their houses in financial distress. People's mortgages are much more conservative now

Housing has gotten a lot less affordable over the last 5 years. Currently, the median housing cost requires 47% of median income. From Atlanta Fed.

It's great if you own a home you want to stay in. Not so great if you wanted to buy or move.

Not really. Point from the beginning: ACA was a significant accomplishment that's worth vigorously defending, and to talk like it's NOT a significant achievement is nonsensical and counterproductive. ACA was a major improvement, but we need to do more.
