Back in 2021, Lord Houchen said: “soon the entire Teesworks site will be home to thousands more jobs and Teesside will lead the UK in net zero manufacturing, energy and innovation”. Now, this week, he’s said an AI data centre will “put our region at the heart of the next industrial revolution in AI and tech.” Which future industry will Teesside be the location for in another four years’ time?

Teesworks should be a huge blueprint for success for other areas to copy, but it's a case study in what not to do.

And the government doesn't seem to care.

The council has had to ask the government for a bail-out to cover a £15m hole in next year’s budget, partly because they had forecast business rates from the Teesworks site on their balance sheet which have failed to materialise due to a lack of activity at the site. Remember, in July 2023, Lord Houchen claimed half of the site would be leased out by the end of that year. Two years past that deadline, and the actual figure of land occupied at Teesworks is around 15%.
