I think the anti-sprawl argument makes sense when thinking of growth like tree-rings from a single metro surrounded by suburbs.

What if we think about sprawl like bacteria growth? Allow "sprawl" in small (20k pop) independent exurbs until they can hit a critical mass where density becomes feasible.

Good point, as long as the tax structure isn't necessary to provide ongoing services to new residents (i.e. police/fire). I would look at utility base fee growth more than property tax, but you still run the risk of existing users' fees needing to be used to cover the impact of growth on the systems

Perhaps the source of anxiety is from this generation of parents demanding services that auto-generate mass-texts every time someone reports a car back-fire a mile from campus?

For your sleep/mental health, I would remove that service.
