I bought my first house 29 years ago, so yes, I've heard of of it before you smug twat.

Interesting, but there don't seem to be any stats to back this estate agents claims and 90% seems extraordinarily high.
Quick Move Now suggest it affects one in five properties.
General advice seems to be to use a good estate agent and get legal advice.

Any decent solicitor would suggest either pulling out or negotiating.
