It's a difficult housing market, but Ithaca's Collegetown is still a solid investment. Just filed, an $18,248,000 construction loan from Five Star Bank for a 46-unit, 88-bed apartment building at 201 Oak Avenue. Modern Living Rentals is the dev, Bella Faccia Cons. is the builder.

403 E. State, now known as "Theory Ithaca". 371 units, 518 beds. Marketed as grad/professional housing. $107 million construction loan, Aug 2027 completion.

Full speed ahead for the 372-unit State Street Apartments at 403 East State Street. The foundation permit was issued in November, the demo permit was filed last week, and the $125 million building intends to open in August 2027.

INHS just finalized a $3.75 million state grant to build the next phase of housing at its Trumansburg Village Grove project. The 10 for-sale units will be sold at below-market price to households making 80% of area median income, and locked into the Community Housing Trust to prevent speculation.

The loan filing for the Aurora Apartments mixed use project has been filed. The 141-unit + retail project by Park Grove Realty is getting a $40 million loan from Five Star Bank of Rochester.

Plans for 547 beds in a pair of serpentine Cornell dorms designed by Richard Meier, 1974. Battles with Cayuga Heights over height/occupancy and rapid inflation in the mid 1970s killed the plans.

Proposal for a hotel at State and Tioga, 1967. The plan fell through and the land eventually became Center Ithaca 13 years later.

A proposal for Ithaca City Hall, 1902. The plan was to build in 3 phases, completed in 1910, 1930 & 1955. It would have taken up the entire block where the Seneca Street Garage and Ithaca Town Hall is now. Money, logistics, and worries over where the USPS would put their new post office quashed it.

330 College Avenue, proposed 2014. Imagine being told outright "no way in hell" at a PB meeting, because that happened here. While maybe not this tall and hopefully not Jason Fane, I would like to see the southwest corner of College and Dryden redeveloped someday.

Let's call it what it is - he's just mad he couldn't get extra floors at the time. Fair to be mad, but I never heard him complain about Novarr's 12-story proposal either.

The owner of 205 Dryden is mad about the proposal for an 8-story, 80-foot building next door; but I never heard a word from him when an 80-foot building was proposed next to his then-brand new building ten years ago.

Funding on the Stately Apartments (510 W. State/MLK Jr. St.) will be finalized this week. Of the 57 apartments, 20 will be reserved for supportive housing units: 15 for people experiencing homelessness, and five for unhoused victims of domestic violence. www.cityofithaca.org/AgendaCenter...
