According to the CMHC in Canada we need to add 3.5M units by 2030 to restore affordability. This assumes an avg. of 583K units per yr, starting in 2024. Over the last 8 yrs the avg housing completions were 200K units.

Yes. The restrictive zoning in a large swath of Vancouver, which only allows single family homes is doing nothing for affordability here.

Of course developers care about rents. What do you think they use as the input on their proforma to see if a project meets their desires return?

There are a lot of developer LLs as well. And LLs want more product because they want more profit.

As unlikely as it may seem, developers/LLs are having a hard time building with a profit rn. Land prices have not come down as all other inputs have gone up. The result is to build rents go up.
