Heartwood appears to be a real estate venture claiming to be a church to avoid paying taxes. In one of their buildings they rent out space to therapists. They also operate residential rental properties. They want to buy this property (taking it off tax rolls) & rent out food court stalls.

For sure. I think the Evanston ordinance requires that you keep the amount of parking you currently have on-site, so a full garage conversion is expensive. I haven't seen a breakdown here on interior vs exterior. We're thinking of putting one in. Luckily we don't have a garage :)

My key takeaway from that article is that financing is a massive barrier. If he had to borrow 300k at current home equity loan rates, say at 8.32% for 15 years, you're talking a $3k monthly payment. ADUs are legal here in Evanston since 2020, but I think only a couple dozen have been built.

Surveys done by municipal governments are largely garbage: sampling bias, no-pretest of survey instruments, flawed interpretation, etc... Its largely a waste of time unless you want a perfunctory way to check off a 'community engagement' box for political reasons.

Glad to see there is an R package for this! I have students use the "On the Map" app from the Census website, but this will be great to integrate into an R workflow!

It is also interesting from a hyper-local perspective since #Evanston mayor Dan Biss--up for reelection next week--has been eyeing Jan's seat for years. Biss says he'll serve a full 2nd term if reelected but I'm sure he wasn't counting on someone jumping in to unseat Jan from the left so soon. 2/2
