Single-family homes in Cuyahoga County are selling for 5% higher in September than in September of 2024. Last month, single-family homes were selling in 23 days on average.

It’s Brecksille shredding day! 14 boxed of appraisal files from 2011-2013 and two boxes from our old title company brought down from our attic with the help of our son. Only 10 boxes to go! I think I will leave them until next year.🤣 I’m happy I went paperless at the end of 2013!

The median sales price of single-family homes in Cuyahoga is 15% higher than July 2024! The total number of pending sales is 11% less than in July of 2024. Both stats are significant! Low inventory is still driving prices up! Single-family homes are selling in 15 days on average.

How are median 2-4 family sales prices holding up in Cuyahoga County? The median sales price has increased by 11% over last year. Interestingly, they are at the same level they were in 2021. Multi-family properties are not on fire, but they are holding up under pressure so far. #cuyahoga#income

Last month there were two months of single-family inventory in Cuyahoga County. That’s an increase of a half a month from last year. However, this is still a shortage. On average, it’s taking 16 days to sell a property, which is three days longer than last year. There is still high demand!

The median single-family sales price in Cuyahoga County for last month was $240,000, representing a 5% increase from the same period the previous year. Prices continue to climb. While sales prices are climbing, pending sales continue to decline. Last month, there were 12% fewer pending sales YOY.
