In an area where the LA acknowledge an acute shortage of small good quality homes and the blight of HMOs (with people paying £850pcm for a 7m2 room), this would be 2 additional sustainable dual-aspect fully space-compliant homes (and numerous other material benefits recognised in policy).

This is three fully space-compliant homes (including a rearranged existing one) in an area with an acknowledge shortage of smaller homes but blighted by tiny HMOs with people paying £850 pcm for 7m2.

How I miss the pre-Elon days when I could have made an evening’s fun out of asking people to guess the adjectives a LA with 3.5YR 5YHLS might have used to justify the refusal of +2 fully compliant homes with this roof form, on design grounds, in a highly accessible non-conservation area.

Costa’s Barbers has only gone a win a Civic Trust Award. Must be pretty rare for a private residence (although it’s also been an office, shop and event space in recent months). Very very pleased. Thanks to all involved.

Shops, offices and apartments. Light but strong. Posh but modest. Seems to gain strength with adaptation (of windows, enclosed balconies, etc). Trusts the city to take total control of the ground floor architecture. Great lobby. If my dentist told me they lived there, I’d relax into my chair.
