Sorry just read this! I’m back! You are exactly right. Funding is so tight, and for projects like this, there seems to be a ‘sweet spot’ to be competitive. Unfortunately it’s not a lot of housing. Aff hsg Funding should also reward more density, not penalize it.

It’s because last time the hills showed up and got themselves exempted. So they stayed home.
