it is kind of insane how there are 2 closed pools within a 8 or 10 minute drive from my house, closed from lack of maintenance, but we are building a 100mil pool across the street from me. this is a product of state law that does not allow monies raised from development fees on maintenance.

not sure if sewer socialism is the best PR move but your point is well taken. personally i think we just need a workers party that tries to artfully navigate the 2 party system as enterprisingly as possible. its primary task needs to be improving the quality of life for the bottom 70%

this is pretty tiresome. yes there are lots of reasons that rental rates and vacancy rates are not resolved in a simple minded "market logic". nor is "greed" the only, or always the primary motivation in the economy. frankly you are a boring know it all convinced that, well you know it all.

additionally, for large landlords there are tax incentives that can use vacancies as a tax tool.

if you have financed the construction of your building with a commercial loan, you might not be able to lower the rent because a certain rate is required as a condition of your loan.

no. if you own a apartment building, it makes sense to maintain a empty unit if the price you are asking for all the units get supported at a higher rent level. if you rent a unit at 1000, and have 30 units, best to leave a empty one then lower the rent past what your current tenants pay.

Crimea was transferred to the Ukraine in 1954. it remained part of Ukraine until the Russian invasion and annexation in 2014. of course there is a lot of cultural Russians that live there, and in eastern Ukraine generally. yes US foreign policy is mostly disastrous. always has been.

this would only be true regarding property taxes. this varies widely, based on location. this might be a factor, but probably not in most cases. but i dont know what the point is here. you said there's no way landlords could collude on rent, i show you an article on exactly this. its stupid.
