Median in NYC is about $40k while households are hitting around the $60k-$70k mark. There's a 40x rule in play when renting in NYC. Conflating averages is extremely tricky as it's including the salaries of those higher earners. In addition, the highlights you posted indicate a drop from prior year.

Don't apply or force the rules you learned for the English language onto using a different language. For example in Spanish, think in Spanish instead of translating English into Spanish.
