The argument of home builders hoarding land just rings hollow. Most large builders have moved to a land light model and have basically outsourced the acquisition, zoning, entitlement, and land prep phase to 3rd parties and are paying these groups attractive returns for doing so.

This is just a slippery slope argument. You can think poorly of Wall St (you probably should), but there's a large gap between loosening lending standards and the excesses we saw in the early 2000s. This episode of Odd Lots covers this nicely.

I feel like this chart from that Philly Fed paper doesn't disconfirm Logan's thesis. I agree that the concentration in certain ATL sub markets is higher that the headline number, but outside of a simple heat map I didn't see supporting data for just how concentrated Institutional SFR owners are.
