A foundation and superstructure permit has been issued for a revised mixed-use development at 424 S. Wabash. Planned by DAC Developments, the midblock site is located between E. Van Buren St and E. Congress Pkwy. The property is currently occupied by a vacant parking lot and one-story brick structure. 

The Chicago Plan Commission has approved a Lakefront Protection Ordinance application for a residential development at 6150 N. Sheridan. Planned by 6150 N Sheridan LLC, the project site is the vacant surface parking lot of the former Kindred Hospital, located midblock between W. Granville Ave and W. Glenlake Ave. 

The Chicago Plan Commission has approved of the new DePaul Basketball practice facility. Planned for the northwest corner of W. Belden Ave and N. Sheffield Ave, the new facility will rise across the street from the current Sullivan Athletic Center. The site is home to four 1890s row houses as well as a 1925 courtyard building on the corner of W. Belden Ave and N. Sheffield Ave, all of which will be demolished to make way for the new construction.

The Chicago Plan Commission has approved One Lawndale Recreation Center, a new recreation center proposed at 3901 W. Cermak. Planned by Lawndale Christian Development Corporation, the project site is bounded by W. Cermak Rd to the north and S. Springfield Ave to east, with commercial and manufacturing uses to the west and south. The site was previously a CTA storage lot. 

The Chicago Plan Commission has approved a new mixed-use development planned at 214 N. Morgan. Led by Chicago developers Parq Development and Luxury Living, the project site is located midblock between W. Lake St and W. Fulton Market. A 33-story tower planned by developer Newcastle Limited was approved for the site back in 2022 but did not move forward.

Alderwoman Clay of the 46th Ward has announced her support for the proposed mixed-use development at 3611 N. Halsted. Planned by local developer David Gassmann, the project site is located midblock between W. Addison St and W. Waveland Ave. The property is currently a vacant lot after the one-story commercial structure was demolished back in 2024.

The Chicago City Council has approved a rezoning for a residential development at 1459 N. Talman. Planned by Mo2 Properties, the vacant church sits at the corner of N. Talman Ave and W. Le Moyne St.

An interior renovation permit has been issued for the adaptive reuse of the existing structure at 2222 S. Michigan. Developed by Hudson Michigan Avenue Owner LLC, the proposal looks to adaptively reuse the existing historic three-story building that stands as part of the historic Motor Row District. Located just south of E. Cermak Rd, the building spans all the way from S. Michigan Ave to S. Wabash Ave. 

The Chicago Plan Commission has approved a mixed-use development at 1200 W. Carroll. Led by Thomas Roszak of TR Management + Consulting, the project site is a vacant property at the northwest corner of the intersection of W. Carroll Ave and N. Racine Ave. Sterling Bay demolished the former industrial buildings on the property in 2021 in anticipation of their approved office proposal for the site that did not come to fruition.

A full building permit has been issued for an affordable residential development at 4531 W. Washington in West Garfield Park. Planned by CARE Manor and National Equity Fund, the project site is located at the southeast corner of W. Washington Blvd and N. Kenton Ave. 

A zoning application has been filed for an affordable senior housing project at 1606 S. Wolcott. Planned by developer Teo Scorte, the project site is a vacant property bound by freight rail tracks to the north, S. Wolcott Ave to the east, an alley to the south, and an adjacent surface parking lot to the west.

The Chicago City Council has approved a revised residential development at 5056 N. Ashland. Planned by Mackinaw Development LLC, the project site located at the southeast corner of N. Ashland Ave and W. Carmen Ave. The site includes a vacant lot at the corner and two existing structures that would be demolished to make way for the development.

Chicago-based home health care services firm ASI Health has proposed the construction of a new health & workforce development center in Humboldt Park. Located  at 3446 W. North, the project site is a vacant parcel at the corner of W. North Ave and N. St Louis Ave. ASI Health is in the final stages of buying the land.

Mayor Brandon Johnson recently joined Alderwoman Monique Scott (24th), Rev. Marvin Hunter of Grace Memorial Baptist Church, DOH Commissioner Lissette Castañeda, CHA Chief of Staff Kemena Brooks, CEO of Aetna Better Health of Illinois Melanie Fernando, new residents, and members of the North Lawndale community for the ribbon cutting ceremony at the brand-new Grace Manor Apartments. Located at 3401 W. Ogden, the project was developed by East Lake Management Corporation in partnership with Grace at Jerusalem Community Development Corporation.

The Zoning Board of Appeals has approved a variation for the residential conversion of a former office building planned by Horizon Realty Group. Located at 230 E. Ohio, the Pelouze Building was designed by architect Alfred Alschuler and built in 1917, named for William Nelson Pelouze, whose scale-making company used the building for offices and storage, according to historical accounts. The building also later served as the longtime home of famous architect Mies van der Rohe’s office.

The Chicago City Council has approved a rezoning for the revised plan for Hub 32, a mixed-use affordable development at 136 N. Kedzie. Planned by The Michaels Organization, KMW Communities, and TruDelta, the project was selected as the winner of the East Garfield Park RFQ in 2023. The project will occupy a currently vacant parcel owned by the city adjacent to the Kedzie Green Line stop.

A full building permit has been issued for a residential development at 936 W. Leland. Planned by West Leland Avenue LLC, the project site is located just east of the intersection of N. Sheridan Rd and W. Leland Ave. The midblock parcel is currently a vacant site. 

The Chicago City Council has approved a mixed-use development at 2011 W. Grand. Planned by Wildwood Investments LLC, the project site is located midblock along W. Grand Ave near the intersection with N. Damen Ave. The site is currently vacant.

An interior demolition permit has been issued for the adaptive reuse residential project at 616 W. Arlington. Planned by Validus Capital, the project site is located midblock between N. Orchard St and N. Geneva Terr. The existing building that will be converted has up until just recently been operated as The Getaway Hostel.

The Art Institute of Chicago has announced plans for the Grainger Center for Conservation and Science, the first purpose-built comprehensive conservation center in the museum’s history. Planned to be state of the art and fully programmed, designed, and built specifically to suit the needs of the museum’s conservation team, the project represents the first major renovation of conservation space in more than 25 years.

Two full building permits have been issued for a new industrial development planned at 2519 W. Fulton. Planned by Range Group and HSA Commercial Real Estate, the developers recently acquired the 2.25-acre site within the Kinzie Planned Manufacturing District on Chicago’s Near West Side. 

Renderings have emerged for the new mixed-use development at 910 S. Wells. As part of the overall Riverline development, Urbanize reported on the building, also known as Riverline Parcel F Building B, securing site plan approval from DPD last week. Planned by CMK Companies, this next phase of the overall development is located along the South Branch of the Chicago River at the intersection of S. Wells St and W.

The Chicago City Council has approved $13.24 million in TIF financing for an affordable senior housing development at 1539 N. Pulaski. Planned by the Hispanic Housing Development Corporation, the project will adaptively reuse the former Pioneer Arcade building and build on the adjacent vacant lot to its south.

The Chicago City Council has approved a mixed-use development at 2701 N. Clark. Planned by Contemporary Concepts, the project site is located at the northeastern corner of N. Clark St and W. Drummond Pl. The property is currently home to the three-story Leon Hotel which will be redeveloped as part of the project.
