Still a strong buyers' market. Prices down and listings up, you'd think we'd be seeing sales rising. But they are also down. Not sure what it is going to take for buyers to return to the market.

Makes sense. If you can afford multi-million dollar homes, then you can afford to pay more taxes. But this should be the beginning of a larger discussion with all levels of government on everything from property tax to land transfer tax to development charges and HST.

I bet there are a lot of projects not moving ahead. Yes, we are in a housing crisis, but when people aren't buying, buildings don't get built. Which is going to make things so much worse in the future.

OMG I have shown houses like this... I can smell the cigarettes from here. I bet it smells like an ash tray from the street. But what a wild layout. Most of those bungalows have the same floor plan, and this is quite different. Amazing c1940s original features.

Not that I often read or agree with the Sun, but it's true. We need to rethink HST on homes. We also need to rethink development charges, land transfer tax and property tax. It is time to have an adult conversation about all added housing costs.

I'm not. I do think that buyers will return to the market at some point, but will it be in big numbers? Will they push prices up? Will the economy continue to surprise? What fresh hell will come from the south? FAR too many variables to be able to predict anything.

Not really. Sales are through the floor. A few buyers are out, but most are not looking and are NOT buying. Maybe next year, but 2025 is going down as a weak one.

Not a true live-work loft, just a normal loft conversion that has the usual 25% work use of all residential. Such a misused term with lofts. There are only a few real live-work lofts, buildings that allow 100% business OR live in, which is NOT the same.

I guess it makes sense, you can't have sales falling constantly when there are more and more people needing more and more housing. At some point, buyers have to buy. They need somewhere to live.

Gorgeous house. But it was never a coach house. That is basically an old garage. That was obviously always a house. A rowhouse at that. Coach houses would be in the rear, and much smaller than this. Just because there was a porte-cochère, that's completely different.

Interesting location for that type of fight. Right by the old Science Centre. Which is right next to land a developer buddy of Doug Ford owns. So if this is pushed through, that makes it easier to build on the Science Centre property. SO obvious.

ALL real estate sales were down last month, have been all year. So it is part of a wider trend. But new home sales have really tanked. Badly. Why are they doing worse than resale? Targeting investors over end users, high fees and taxes, too small, etc...

So developers are screaming for bailouts, no surprise. How about re-targeting your product to end users and not investors? How about building something people can afford, with less profit? How about units that are actually livable? Fix yourself before asking for help.
